The whole picture

Built around the work you do every day.

Designed for

  • Registered valuers
  • Chartered engineers
  • Bank-empanelled valuer firms
  • Firms issuing Chartered Engineer certificates for imported machinery

Smart Valuation is for valuer firms: registered valuers, chartered engineers and bank-empanelled valuers who value other companies’ assets. An assignment arrives from a bank or a client, and one record carries it through site inspection, valuation, review and sign-off, the signed report and the fee invoice.

Every machine, building, plot and vehicle becomes a line in the site’s asset register and is valued by the method that suits it: replacement cost with index trending or the capacity rule, depreciation by age and life, obsolescence and condition, comparable sales, and land and construction rates. Market, realisable, forced-sale, liquidation and insurable values follow from the market value.

A second registered valuer reviews and signs, the report is then locked, and the fee is invoiced from the bank’s fee scale. Each company and assignment can be set to Indian practice (registered valuers, bank formats, GST), UAE practice (RICS, Central Bank, VAT) or the International Valuation Standards. The software does the arithmetic and keeps the record; the valuation itself remains the signing valuer’s professional judgement.

One file for each assignment

Instruction, site, assets, values, report and invoice stay together instead of in separate files.

Consistent working

Every method uses the same calculation engine, so the asset schedule and the report show the same figures.

A controlled sign-off

The signing valuer is a different person with a valid registration, and an issued report stays locked.

Illustration of Smart Valuation: a bank instruction and assignment, a site inspection recording properties, vehicles and machinery, valuation methods with market, realisable, distress and insurance values, and a review and approval step ending in a signed report, all connected to one central hub.
From bank instruction to signed report: the assignment, site inspection and asset recording, the valuation methods and values, and review, approval and reporting, all in one system.

A closer look at the records, decisions and team handoffs behind each part of the solution.

01

Assignments and bank panels

Take instructions from banks and clients, with each bank’s panel, category, value limit and fee scale on record and a document checklist set up from the purpose of the valuation.

  • Panel validity and value limits checked at acceptance
  • Independence declaration and a due date for every assignment
  • An engagement letter for the client to sign first
02

Inspection and asset register

Record each site with its address, location and survey or title numbers, then list every machine, building, plot and vehicle with its condition, photo and book values.

  • Asset lines for each class under one site
  • Bring in an existing register through the standard Excel import
  • Photos and a map position for each site, printed with the report, and each asset marked seen, idle or missing
03

Valuation methods

Value each asset by the method that suits it, with the working kept on its line so the schedule, the report and the certificate agree.

  • Replacement cost, index trending and the capacity rule
  • Depreciation, obsolescence, condition and comparable sales
  • Old purchase bills brought to today’s prices with a cost index, and a process plant scaled from a known plant of another size
  • Land at a market rate with the government rate beside it, buildings by construction rate and age, and vehicles from recent sales of similar ones, adjusted and weighted
04

Values, standards and masters

Work from ready-made lists of bases of value, purposes, condition grades, document types and asset categories, and derive the lower values from the market value.

  • Bases of value and purposes with Indian, UAE and international wording
  • Fair market, realisable, distress (forced-sale) and insurable values, worked out from your figures and rounded for the report
  • Insolvency cases with fair value and liquidation value, the other valuers’ figures side by side and the average worked out
  • Reinstatement values for insurers and fair values for company accounts, from the same asset list
05

Review, reports and fees

A different registered valuer reviews and signs, the report locks, and the fee invoice comes from the panel’s fee scale with GST or VAT.

  • Signing valuer’s registration checked for every asset class
  • Amending an issued report creates a new revision with the reason logged
  • A full report printed in one click and marked as a draft until it is signed, with the report sent on WhatsApp when WhatsApp is connected
06

Roles, reminders and dashboard

Give each desk its own screens, from the assignments desk and site inspector to the valuer, reviewer, accountant and manager, with daily reminders and a dashboard of what needs attention.

  • Seven roles, with finance figures hidden from site roles
  • Reminders for overdue reports and for expiring panels and registrations
  • A live Monitor board for the office wall, and dashboard cards that open the jobs behind every number
  • Fee invoices from each bank’s fee scale with travel at cost, GST or VAT on every fee, and books and reports

Included at a glance

  • Bank and client assignments with a document checklist
  • Site inspection with an asset register for each site
  • Valuation methods for plant, land, buildings and vehicles
  • Fair market, realisable, distress and insurable values for the bank
  • Maker-checker sign-off with valuer registration checks
  • Signed reports, CE certificates and fee invoices

The everyday journey

From the first step to the final handoff.

Follow a typical transaction through the teams that keep it moving.

  1. 01

    Instruct

Take the bank or client instruction, record the independence declaration, check the bank panel and set the due date.

  2. 02

    Inspect

Visit the site and build its asset register, with condition, photos and book values for each machine, building, plot and vehicle.

  3. 03

    Value

Run the method on each line, adopt a value with a reason and work out the market, realisable, forced-sale and liquidation values.

  4. 04

    Sign and invoice

A second registered valuer reviews and signs, the report or certificate is issued, and the fee is invoiced from the panel’s scale.

The four lines of valuation work in Smart Valuation, around one SmartCode hub: plant and machinery, land and buildings, vehicles and mobile equipment, and Chartered Engineer certificates. Each line can be switched on or off in the settings.
Isometric illustration of the four steps of a valuation: one person hands an instruction folder to another, an inspector in a hard hat with a tablet stands beside a machine and a building, a valuer works at a laptop showing a chart beside a calculator, and a reviewer stamps a report, all joined by one glowing line.
How a valuation moves through the firm: the bank or client instruction is accepted, the site is inspected and its assets recorded, the valuer works out the values, and a second registered valuer reviews and signs the report. The fee is then invoiced from the panel’s fee scale.

Where it fits

See it in
an everyday moment.

Illustrative scenarios showing how the capabilities work together.

A bank valuation of a manufacturing plant

The assignments desk accepts the bank’s instruction after the panel check. An inspector builds the site’s asset register, the valuer values each machine and the building, and a second valuer signs the report. The fee is then invoiced from the bank’s scale.

A Chartered Engineer certificate for imported machinery

A firm values second-hand machinery before import, records the price when new and the declared import value, and compares the result with the customs depreciation scale. The certificate is issued after review and sign-off.

More specific questions?
Talk to our team ↗

Does the software decide the value?

No. The engine does the arithmetic of each method from the inputs the valuer enters, and the valuer adopts a value with a reason. A second registered valuer reviews and signs, so the opinion stays with the professionals who sign the report.

Is it for valuing our own assets?

No. It is built for valuer firms that value other companies’ assets for banks and clients. It is not a depreciation register for your own books.

Can I use only the part I need?

Yes. Plant and machinery, land and building, vehicles and Chartered Engineer certificates are four business lines, and each can be switched on or off in the settings.

How do we keep track of expiring panels and registrations?

A daily reminder covers overdue reports, expiring bank panels and valuer registrations, and banks’ revaluations that are coming due, so repeat work is not missed.

Which countries and standards does it cover?

Each company and assignment is set to India, the UAE or international practice. That decides the purposes, bases of value and document types offered, the default area unit and the report declaration, and the fee tax is GST or VAT to match.

Does it run offline or online?

Both. Offline, it runs on your own server over your own network, and WhatsApp and backup need internet. Online, it is cloud hosted and you use it from anywhere through a web address, with hosting charged extra.

How do we get started?

Add your bank panels and fee scales, add your valuers with their registrations, enter your construction rates and indices, and take the first instruction. There is a guide book and samples inside the app, sample data to try every screen first, and support from inside the app and from our team.
